Park models are the in-between category — bigger than a 5th wheel, smaller than a manufactured home, classified as an RV (technically) but used like a tiny house. They live at the same resort site for years. They have full residential kitchens, real bedrooms, sometimes even a front porch deck attached. The owner is usually a snowbird, a vacation-home buyer, or someone who's converted to part-time RV-resort living. The problem with park models is that they sit in one place for years collecting Texas sun, hard-water spots from the resort's sprinkler system, oak-tree sap, bird droppings, and a roof that nobody has cleaned since 2018. We do the kind of restoration that brings an entire decade of weather off the rig in one visit.
A park model that's lived at Hill Country Retreat for eight years has gelcoat oxidation that needs a real two-stage cut to recover. Roof seams have decade-old caulk that's almost certainly cracking somewhere. Awning fabric is sun-baked and may need replacement coordination. Skirting (the panels that hide the underside) collects vermin nests and mildew. Decks attached to the park model need their own care — composite or wood, both need treatment. Many owners are out of state or only visit the rig twice a year. They book us for an annual or biennial deep-restore and we treat each one as a one-shot job to set the bar.
Site walk-through with the owner or property manager — assess oxidation, roof, skirting, awning, deck, exterior condition.
Roof inspection: TPO/EPDM/fiberglass roof seal check around AC units, vents, antenna, refrigerator vent. Photograph anything lifting or cracking.
Pressure rinse the entire exterior top-down using ladders for the roof and forward sections.
Hand-wash with pH-neutral soap. Most park models need pre-soak on the front section where the sun is harshest.
Polish fiberglass cap and painted sidewalls — likely a two-stage cut on a rig that hasn't been polished in years.
Roof UV treatment with TPO/EPDM/fiberglass-specific protectant.
Awning fabric clean with mildew remover; if fabric is failing, we recommend replacement coordination.
Slide-out service (if applicable; not all park models have slides).
Skirting: clean, inspect for vermin damage, treat for mildew, flag any panels that need replacement.
Deck (if attached): clean composite or wood, treat appropriately.
Wheel and tire (often skirted and forgotten): inspect, clean, dress.

We don't do the actual reseal work — that's an RV service shop's job. What we do is inspect every seam, photograph any cracking or lifting, and tell you what we see so you can address it through the proper channel before water gets in.
